DESCRIPTION:
We have an exceptionally spacious (about 91sqm) *non-estate* 2 bed 1st floor housing association flat in an attractive, secure, modern (4 yrs old) low-storey block in the Preston Park area of Brighton (less than 10 minutes to town centre by bus).

GCH with combi-boiler and double-glazed throughout. Very spacious family-sized bathroom with white suite (identical flat above has had theirs made into a wet-room so this would be a possibility). All floors tiled with neutral vinyl tiles (wood-effect lino in kitchen and bathroom), neutral cream walls throughout and beech-coloured wooden (fire) doors which are wider than average, so suitable for disabled. Lounge also has a fully glazed door with juliette balcony - great for the summer months!

Master bedroom is absolutely huge (like two double bedrooms stuck together in size) with 2 ceiling-to-floor deep built-in double wardrobes, wall-to-wall windows. 2nd bedroom is also very large with ceiling-to-floor bay windows, lounge/diner is very large and is open-plan with kitchen. The kitchen is slightly enclosed round the edges so doesn't look totally one room with the lounge and you could separate it off if preferred. Very large entrance hallway with lots of space for buggies/bikes/wheelchairs etc. and with intercom entryphone and double ceiling-to-floor airing and storage cupboard with internal optional heater.

There is a quiet, spacious, decked, communal *roof terrace* with views towards the beautiful park (lovely to go and read a book/get some sun etc.), and the grounds consist of enclosed central courtyard area with attractive flower beds and a raised bandstand area, the block is situated in a tree-lined road. It is in a very desirable area just off the A23, easy access to 3 train stations and buses, so also great for commuters.

All windows have child-safety locking mechanism and there is a lift if you need it (it's only 1st floor). Windows cleaned externally on monthly basis and regular cleaning in communal hallways and grounds.

The flat is on the side of the block. I understand from a reliable source the flat is 91 sq metres and this is *massive* for a flat, in fact bigger than most houses! Neighbours are decent.

There is a communal Sky point for those that wish to subscribe. There is a 'City CarClub' scheme with 2 cars with allocated parking whereby you can hire the cars for whenever you want (subject to free slots). There is potential to apply for one of the disabled car park spaces in the underground car park if you own your own car and are disabled or have mobility issues.

We don't have pets, and having checked with the HA they will consider pets on an individual basis, at time of application for mutual exchange, so they may say yes depending on type/amount of pet(s). There are at least 2 flats with cats here that I have seen, I have doubts as to whether they'd accept a dog. For those with pets, the way I look at it, your home is the most important and hopefully long lasting thing, so perhaps some pet-owners might re-think keeping pets which may prevent them obtaining the home they want?

There is a very beautiful park within a few minutes walk and easy access to the town centre and seafront, as well as direct access to A23 and A27. Regular things go on in the park, bike hire (including lessons), fetes, circuses, tennis, bowls, summer holiday activities for children & families, visiting mobile library etc. (Area is BN1).

Easy access to several schools, doctors, pharmacy, newsagents, organic store, off-licence, a range of shops at both ends of the road. Within easy walking distance of several large supermarkets and high street name stores.

It's an ideal area as it's residential so not too noisy like town centre, but central enough to be almost as convenient as town centre!

WHAT WE WANT:
We are looking for a 2 large beds or 3 bed (or more if you have it and don't need it!) non-estate bungalow/house/maisonette which *must* have either a garden or reasonably-sized private patio (we have 2 young children who need outside playing space), in a residential area with reasonable access to public transport and basic amenities. We would prefer Hove up as far as Portslade (perhaps Shoreham) or somewhere nearby, Brighton areas such as Fiveways, some parts of Hollingdean etc., even if you have something not in these areas it's worth asking if we're interested to be sure - but we do need to stay reasonably local. May consider Worthing or Hassocks areas depending on whereabouts. Not Whitehawk/Moulsecoomb/Bevendean/Coldean or similar please.

We can only accept 2 beds if the bedrooms are large enough, (e.g. one needs to be able to fit king-sized bed and usual bedroom furniture and other needs to also be a large double that 2 children with separate beds, furniture and lots of toys can fit in!) Otherwise a 3 bedroom will be great, in which case the 2nd and 3rd bedroom can be smaller in size.

Must also have a reasonably sized dining area. Kitchen needs to be able to able to accommodate 2 separate upright fridge and freezer or have the potential to be altered without too much work, to do so (or can have another suitable space outside the kitchen for the freezer).
